This meeting can be conducted in person or online/over the phone, depending on your individual circumstances. Within this discussion, you will have the opportunity to delve into the particulars of your property, outline your objectives, and express any specific requirements or concerns you may possess.

After the initial meeting, our New Business Manager will conduct a comprehensive property appraisal. This will include assessing the property’s condition, determining rental market rates, and identifying any necessary repairs or improvements to maximise its rental potential.

The management team will provide information about their services, experience, and fees.

Once the property appraisal is complete and both parties are satisfied, a service agreement will be drafted. The agreement outlines the scope of services, responsibilities, and terms of the engagement.

With the service agreement in place, our New Business Manager will begin marketing your property to attract potential tenants. They will utilise various advertising channels, showcase the property’s features, and conduct thorough tenant screening, which may include background checks, credit checks, and verification of employment and rental history.

After identifying a suitable tenant (approved by you), our New Business Manager will transfer the property across to your ongoing Property Manager to handle the execution of the lease signing. They will ensure that all necessary documentation is in order, collect security deposits, and provide the tenant with the keys and move-in instructions. Additionally, they will conduct an ingoing inventory and condition report.

Once the tenant has moved in, your Property Manager will continue to handle the day-to-day operations. They manage rent collection, address maintenance requests promptly, conduct regular property inspections, and ensure compliance with local laws and regulations. They act as a point of contact for both you and the tenant, handling any issues or concerns that may arise.

Our property management team will provide regular financial reports, detailing income and expenses related to your property. These reports help you track the performance of your investment and make informed decisions. Additionally, we maintain open lines of communication, providing updates on any significant developments and seeking your input as needed.

As leases approach their expiration dates, our property management team will handle lease renewals or assist in finding new tenants when necessary. They will conduct thorough screenings for new tenants, ensuring a smooth transition and minimising vacancies. Subject to the agreement in place a rental review will also be conducted prior to this time.
